The New Nordic Resort is a development that not everyone has heard of, but this situation is one that is rapidly about to change. From its commencement, some ten years ago, New Nordic has now grown to become an extensive 19 building resort, encompassing the New Nordic Hotel, two regular condominiums, Dream Paradise, and Little Dream, three tiered-condominiums, Residence, Terrace and Park Hill, six apartment buildings, and six villages of bungalows.
There will also be two further small condominium buildings, one currently under construction, VIP 1, with another, Grand, to commence shortly. Situated in one of the most exclusive locations in Pattaya, Phratumnak Hill, New Nordic is a close neighbour of the royal princess’ residence and has access to three beaches: Cosy, Cabbages and Condoms and Dongtan, with its own stretch of private beach area on the latter. New Nordic was taken over about three years ago by Kurt Svendheim, the CEO, and his wife, Kathrine, who attends to guest services and room decor, not forgetting their son, Marcus, who will take a progressively more active part as he grows older, ably helped by Sigurd, the General Manager, and Ronnie, the Sales Manager. This Norwegian management team is helped by a 60-person Thai team of employees. Kurt and Kathrine also have investments in Turkey, Brazil and Bulgaria, but Thailand is by far their favourite location, as it is for many Scandinavians. Kurt and Kathrine have begun to explore Southern Thailand, most particularly the islands, and are looking forward to exploring further north as soon as the opportunity presents itself.
The concept behind the New Nordic luxury resort is part rental and part sales. Almost one third of the total 320 apartments are owned by the company and those that aren’t are managed on the owners’ behalf. The management system attends to regular maintenance and services, as well as rental management and the CEO’s family actually live on site, able to provide service whenever needed.
All told, there are 110 apartments currently available for rent, 8 of these being in the New Nordic Hotel. The rental periods can stretch from single nights to extensive periods, starting from Bt900 per night/Bt17,000 per month. The service provided in the apartments and bungalows is equivalent to that of a hotel, with fully equipped apartments of between two and four bedrooms with modern, well equipped kitchens, and daily changes of bed linen and towels, as well as all having access to a swimming pool. Other services, such as Internet access, are available on request.
There is 24-hour reception, an on-site restaurant, Kathy’s, bar, sports-news cafe, bakery, gym, massage parlour, laundry and private water supply, with an ATM and a travel agency, which can arrange any kind of tour or round-trip in the local area, the rest of Thailand or neigh-bouring countries, for that matter. A beach shuttle service is available to take residents to any of the three local beaches, as is a local taxi service and a boat service to any of the nearby islands. In short, all the services one would expect from a top-class holiday resort.
The VIP 1 condominium currently being built and due to be finished by February 2011 is rather exclusive, containing 16 spacious apartments for sale on three floors, starting at Bt1.5 million for a 30m2 apartment, with private swimming pool, a tropical garden and parking. There are frequently special offers available, for instance, one of the ground floor apartments overlooking the swimming pool is currently being offered until May 23, at Bt3,497,000 to the first lucky person prepared to pay a Bt50,000 deposit, representing a saving of Bt1 million. In addition, savings of Bt0.5 million are also available on two other desirable apartments in the same condominium. Not only can one expect regular special offers of this nature, but also the virtually unheard of offer of free accommodation in the New Nordic Hotel to any purchaser of an apartment in the VIP 1 condominium, from December 1, 2010 until their apartment is ready to move in to. The New Nordic management would also like to reiterate that all the apartments are being sold at a bargain price, irrespective of their individual price, by virtue of the exclusiveness of the area and the normally high land values, so that any purchase will represent a very worthwhile investment, which will almost certainly command a handsome ROI (return-on-investment) in terms of capital appreciation. Furthermore, due to the comprehensive management system already in place, any investor who buys-to-let in either the VIP 1 or Grand Condominiums will have a guaranteed rental income from potential renters provided under the terms of the contract, so one has absolutely no worries on that score. All told, a very satisfactory win-win situation.
